The Power of Persistence when Times are Tough
Tough times… We all go through them. We all experience the ups and downs of life. This is a common experience among humanity. Nothing negative even needs to happen to trigger this. Sometimes, we just go through periods where we feel down. Have you ever experienced that? That feeling when, seemingly out of nowhere, after everything was going perfectly swell, you get hit with a wall of crud? Well, this happened to me lately for no particular reason that comes to mind!
So, what do you do in these situations? What do you do when you're in a rut? When you lose your motivation? When your energy levels are low? What strategies do you use to keep your head up and keep you in action? How do you manage the ups and downs of life and business?
For me, it comes down to the following 10 strategies:
1. Have a coach that you pay for and meet with every week for accountability and mentorship.
2. Set daily and weekly minimum actions and follow them.
3. Display a vision board and list of goals throughout the house to reflect on daily.
4. Be a part of a mastermind community.
5. Have people who depend on you, forcing you to show up.
6. Set meetings with people that you can't cancel.
7. Pay for conferences, workshops, and seminars so you feel obligated to show up and participate.
8. Over-commit so you feel obligated to over-deliver.
9. Review 3 wins at the end of each day and be proud of those wins.
10. Write down your goals every morning and night.
Now, what do all 10 of these strategies have in common? They all require PERSISTENCE. That’s right, persistence: the “firm or obstinate continuance in a course of action in spite of difficulty or opposition” (definition from Oxford Languages).
I recently had one of these shifts in mood and energy, and it certainly took its toll on me. Although it was dreadfully painful, by persistently following these 10 strategies, I was able to maintain a base level of momentum moving forward with my life and business. The worst thing you can do for yourself in these situations is to stop doing anything and go into isolation. You need to keep going, keep doing stuff, and keep getting out of the house and seeing people.
After 3 to 4 weeks of this shi(f)t, I finally broke free! The major turning point for me was when I attended a “sound bath” hosted by my dear friend, Zara Rezai, at Lantern Bay Park in Dana Point. We did it on the most recent full moon. Now, I’m not superstitious and I’m not into astrology or anything like that, but I like to keep an open mind. I’ve done sound baths before for healing and to reset, and they have done wonders for me! This time was no different. I tend to fall into a trance-like state whenever I do these sound baths, falling into a half-sleep where I can hear myself snoring uncontrollably. It’s quite comical if I may say so myself! Afterwards, I felt this incredible release of pressure. I felt happy and light. It was exactly what I needed!
At the sound bath, we also did some manifesting. Zara told us to state things with emotion as if we’ve already attained them. For example (and this is me manifesting in real-time), “I am so incredibly blessed to have built such a massive, sizable real estate portfolio. I attract what I desire. Deals always seem to find their way to me with little effort. With such great deals, raising capital becomes a walk in the park. Making money comes easily to me. Finding love comes easily to me. I’m like a magnet for everything I could ever possibly want in life. I just say the word, and poof, it’s mine! What a beautiful life I have. I have all of the time freedom and financial freedom that I could ever desire to live the life of my dreams.” And so on and so forth… Make it your own. Have fun with it! According to Zara, in as little as 48 hours, your manifestations could come true!
You know what the crazy thing is? I’m writing this blog just 48 hours after the sound bath, and just today an 18-unit deal fell into my lap that looks like a slam dunk. Without doing any negotiating, the cap rate is where it should be, the DSCR (debt-service-coverage-ratio) is where it needs to be to get financed with only 25% down, the cash flow is well above my minimum of $24,000/year (it is more like $45k/year projected), and it has the potential to double my investor’s money within 5 to 7 years, destroying the stock market. Mind you, my investors would also get an insane tax write-off called depreciation that you DON’T get with stocks! I called both brokers included in the listing and left a voicemail with them both. I also sent an email to the primary broker, and will be following up again Monday morning. I will also start getting insurance quotes and commercial loan quotes on Monday. BOOM! Things are moving!
Not only did I learn about this 18-unit deal, but just yesterday (that’s right, only 24 hours after the sound bath), a wholesaler reached out about a 4-unit building in Milwaukee for just $180,000. I wasn’t sure about the financing on this one, as one of the units is commercial, but the wholesaler was able to connect me with a hard money lender that doesn’t mind commercial! How perfect! Look, I’m not writing this to brag. After all, the past 3 to 4 weeks have been pretty miserable for me, and these deals are not in the bag just yet. The purpose of this blog is to remind you to keep pushing even when you feel like you can’t go any longer. Take it day by day, hour by hour, minute by minute, breath by breath. Stay positive, keep your head up, follow the 10 strategies I laid out above, and PERSIST! Moreover, the next time you’re feeling GOOD, start to build habits out of these 10 strategies. Make them part of your everyday life. As easy and natural as breathing. That way, when times aren’t so good, you’ll be able to fall back on those habits and keep trucking forward.
